SUMMARY

Renovate and restore an abandoned pre-1935 building, once a grocery store and later a mechanic's shop, for Trotta Montgomery Real Estate and an adjacent space for lease

DETAILS

The building at 2300 E Magnolia Avenue was originally built (pre-1935) as HG Hill Grocery Store and later housed an auto repair shop before its abandonment, which created a vacant street corner and left the building to deteriorate significantly. Prior to the current renovation, the building suffered various structural failures and had multiple roof leaks, no functioning HVAC system, concealed and demolished original architectural features, and various hazardous materials requiring abatement. The majority of the original Olive Street facade had been completely enclosed, including elimination of a street entrance.

Thanks to the building owners' interest in restoring and re-imagining the building- and the neighborhood- we were able to substantially restore the building to its original design, including: roof repair, structural stabilization, removal of non-original facades, recreation of historic facades, installation of modern HVAC, electrical, plumbing, and sprinkler systems, recreation of historic windows, recreation of historic brick and stone work, and the design of new spaces for Trotta Montgomery Real Estate and an adjacent space for lease. Thanks to the vision and dedication of building owners from the community, the vacant, deteriorated corner of Magnolia Avenue and Olive Street is now restored to its original architectural character and re-imagined for a new purpose.
